A new mixed-use project is being launched in the massive University District development which will be the community’s first concrete condominium.

The Gramercy by Gracorp Properties will include 83 residential units over five floors of above a main floor retail platform. There will be one-bedroom suites ranging from 540 to 620 square feet and two-bedroom suites ranging from 785 to 1,140 square feet. Unit prices will start in the $300,000s.

Officials say the project is inspired by the “timeless elegance” of New York City and a show suite will officially open at University District’s Discovery Centre (4410 University Ave. N.W) on Saturday March 7 from noon to 5 p.m. 

“When we created the vision behind University District, our goal was to build a vibrant neighbourhood centered around community and lifestyle,” said James Robertson, President and CEO of West Campus Development Trust, in a news release. “We continue to be dedicated in achieving our vision and are pleased to be introducing concrete living as our fourth mixed-use residential condominium building in the neighbourhood.”

The Trust is spearheading the development of University District which is located just west of the University of Calgary campus. It will include residential, office, retail and hotel use.

“We’ve paid close attention to every detail and believe The Gramercy will be an instant classic and one that is well received by prospective buyers,” said Novy Cheema, Director, Real Estate for Gracorp Properties. “We will be located at the centre of a complete, compelling and sustainable new community in the heart of the northwest, surrounded by all of the best amenities University District will offer including being steps away from a three acre Central Park and within walking distance to the University of Calgary, Alberta Children’s Hospital and CF Market Mall.”

The Gramercy will be a concrete structure with full brick masonry. Building amenities will include two high-speed elevators, a secure parcel delivery room and rooftop terrace including BBQs, firepits, outdoor dining areas and a community garden. There will also be a sixth-floor fitness studio and indoor lounge, and underground parking with electric vehicle charging stations and bicycle storage.
